Contractor Bay FAQ

Can I use a bay as an actual workshop, not just storage?

Yes — with reasonable limits. LED lighting, electrical service, and 580–870 sq ft of space make our bays functional as light assembly, repair, or staging space. Spray painting, welding with open flame, and storing flammable liquids in quantity are not permitted. Many tenants use bays as their day-to-day base of operations.

Can my crew have separate access codes?

Yes. Pin pad access means you can issue individual codes to foremen or crew members, revoke them instantly on turnover, and the system logs who accessed the bay and when. No shared keys to lose or copy.

Will a standard work truck + trailer fit inside one bay?

In a large bay (60 ft deep), yes — most F-150/F-250-class trucks pulling a 16–20 ft enclosed trailer fit with room to close the door. The 10-ft door height accommodates trucks with utility racks and most enclosed trailers.

Can I receive material deliveries to the bay?

Yes. Drive-up access and roll-up doors make material delivery simple — pallets of shingles, lumber bundles, HVAC equipment, and similar can be dropped at your bay. Coordinate delivery timing so you or a crew member is present.

Is there an office or showroom attached?

The contractor bays are for storage and working operations. If you need retail or office presence as well, Oliver Square also has 20 retail suites in the main plaza — some tenants lease both a retail suite up front and a contractor bay out back for inventory/vehicles.
